Roof Replacement Project Overview

Your roof is one of the most important parts of your home’s structure! It’s your first line of defense from the elements and ensures the safety and comfort of your family. As the roof ages, it can deteriorate due to weather, the heat from the sun, it’s age and several other factors that make regular maintenance and timely replacement critical to the health of the rest of your home. In most cases, a shingled roof will last 20-30 years as long as it is properly installed and checked regularly for damage. Roofing materials do not require much in the form of maintenance so they are often overlooked.

After the roofer has completed an inspection, provided a firm quote, received any required permits and decided on the work that needs to be done, they’ll come in and begin by prepping your yard and the areas where debris may fall to the ground. This is usually done with heavy canvases, tarps or even sheets of plywood. Once the tarps are in place and a dumpster or dump-truck is in place, they will begin the tear off.

Included in this Estimate

  • Site Preparation: If you have plants, decks, a driveway and/or walkways that connect to your home in an area where they need to work, they will be covered to avoid damage.
  • Tear Off and Inspection of Roof Decking: The old roofing is removed. All old shingles, nails, and underlayment are stripped away to expose the roof deck, which is then inspected for any damage, rot, or weak spots. Any repairs are made at this stage to ensure a solid roof deck surface for the new shingles. Tip: Most roofing companies plan on having to make a few minor decking repairs (soft spots, signs of water intrusion, etc) and it’s often already built into the quote.
  • All Materials and Installation Supplies: All new roofing materials, underlayment, fasteners, nails, flashing and sealant are included in the estimate above.
  • Labor Costs to Complete Project: All man hours and labor costs to complete your new roof installation are factored into the estimate above and adjusted based on your location and the cost of living.
  • Site Cleanup and Disposal: Once your home’s roof is completed, all cleanup and disposal of the old roofing, unused supplies and waste will be removed and disposed of. Dump fees vary nationwide, but we have used the most common fees and included it in the estimate above.

Not Included

  • Major Repairs: If large areas of rotted roof decking is discovered, these will be an added cost to repair.
  • Gutter Replacement: If you need new rain gutters, that cost is not included above. Use the gutter cost estimator to get an idea of their replacement cost.
  • Permits or Inspections: Some areas or HOA’s may require a permit to re-roof home. That is the responsibility of the homeowner to obtain and not covered in the estimate above.
